Imagine buying a home that’s not legally what you were told it was. Even though the Dept. of Finance and the deed says one thing, The DOB records are the only legal reality.
Or imagine leasing what you think is a restaurant space, spending 50k to furnish it, only to find you are actually leasing a store or an office, and you can’t get your cooking equipment completed. I’ve had several cases.
Violations are easy; legalizing an illegal apartment may be impossible.
They said basement, C of O says cellar. Good luck with that!

- Lawyers, title companies and restaurant owners are some of my best clients! They are experts at their businesses, but this one is mine. I’ve got 40 years of experience!
- Homeowners are not in business. They don't buy a house every couple of weeks. They get taken advantage of because they just don't know what they don't know.
- The ad says “First time home buyers welcome!” (yeah, First time poker players welcome too!)
So I'm just saying as I often do, if it didn’t cost a penny, wouldn’t you check?

In the 5 boroughs I am constantly being consulted by homeowners and business people who purchased or leased a space without knowing what the Dept. of Buildings (DOB) had to say about it. Often that “great deal” you get has huge skeletons in multiple closets.
If it's nothing, it costs you nothing.
If what I find stops you from buying a lemon, or a money pit, it costs you nothing, saves you from a nightmare, makes me happy, and maybe you will sing my name at the dinner table when someone else says they are buying or selling … because I'm showing and telling!
And if I find problems, there's no charge unless I have to actually do something for you. I have plenty of work to do already, that's not why I am telling you. I really hate to see my people get taken advantage of for no reason. If I could give them a few minutes of my time to point out the red flags, I would be happy.
