Why You Should Know a Building Consultant
You’ve come to SEE a property. You want to know all you can before making an offer.
Most persons buying, selling or even leasing in New York City are unaware of many records that can reduce the value of the property like:
- incomplete applications
- open permits
- violations
- limitations
- other existing recorded issues
These can impact the value of a home, townhouse, or commercial building, and even affect a commercial lease!
Choose ACE - We'll look up your address at NO COST!
Whether buying or selling, it’s wise to know what, if anything, must be done and at approximately what cost. Not knowing can be very expensive and delay occupancy.
When buying a car, you are responsible for checking the records for tickets and fines associated with the
vehicle. You buy the car ... you buy the tickets too. Although the Dept. of Motor Vehicles makes it simple to check the records, the Dept. of Buildings does not.
Yet you still buy the violations, open applications, illegal conditions, civil penalties, etc.
By retaining a building consultant:
- The buyer can be made aware of and seek compensation for potentially expensive existing issues.
- The seller can often prevent massive amounts held in escrow if they have a written proposal stating the cost to solve the issues at hand.
Some violations are simple to resolve by paying a fine and fixing a condition, yet some open, incomplete applications require months and many thousands of dollars to complete. We specialize in the research required to know which issues can affect your building and the courses of action required to resolve them. Experienced expediters are the only ones who can truly answer those questions!
So, we are here for everyone involved in the buying process. You should all have a building consultant (some are familiar with the term expediter) on your list of required professionals that should be consulted before the closing. Most often we should be one of the FIRST contacts. Title companies usually find the violations but cannot inform you of the cost, or the course of resolving them.
